Condominium communication as corporate communication: what happens when no one clarifies roles, flows, and responsibilities?<\/h1>\n\n\n\n

A real-world example illustrates how unspoken expectations, unclear responsibilities, and absent processes can transform daily coexistence into a systemic problem. Just as happens in organizations when internal communication is taken for granted.<\/p>\n\n\n\n

The parking space was just the symptom<\/h2>\n\n\n\n

There are situations where communication seems like a detail, until it's missing. Then it becomes everything: discomfort, misunderstanding, conflict, personal interpretation, betrayed expectations, and, of course, parking. Because communication in condominiums has this wonderfully brutal quality: It makes visible, on a domestic scale, what happens even in the most structured organizations when people take for granted what should instead be said<\/strong>.<\/p>\n\n\n\n

The condominium, in this case, functions like a small organization: there are roles, shared spaces, different interests, flows to manage, past decisions, internal and external communications. Except that often no one treats it as a system. It's treated like a collection of people who "should understand each other." Spoiler alert: it doesn't work that way.<\/p>\n<\/blockquote>\n\n\n\n

In this case, a condominium courtyard was faced with multiple overlapping issues: a property sale in which the allocation of parking spaces had not been explicitly clarified, mechanical activity within the courtyard since 1995, and a flow of customers that, at peak times, made it difficult for residents to calmly enter and exit their homes.<\/p>\n\n\n\n

The visible problem was practical: cars, passages, spaces, access, daily inconvenience. The real problem was communication and systemic: there was a lack of explicit agreements, recognized responsibilities, and clear procedures.<\/p>\n<\/section>\n\n\n\n

The condominium courtyard as a small system<\/h2>\n\n\n\n

The courtyard housed private homes, assigned parking spaces, and a mechanical workshop with an internal courtyard entrance. The coexistence of different needs was therefore inevitable: on one side, the owners and residents, with the legitimate need to access their homes and use the designated spaces; on the other, the business, with the need to receive customers, manage vehicles, and operate even during peak periods.<\/p>\n\n\n\n

Adding to this already delicate situation was a poorly clarified real estate transaction. An owner, identified here as Giulia, had sold an apartment to Marco and his family, but kept the parking space assigned to her. This aspect had not been explicitly communicated and verified with sufficient precision between the parties.<\/p>\n\n\n\n

Marco had assumed that the parking space issue was already included or at least regulated. He hadn't asked where it was, whether it was included, whether it was excluded, whether it had to be purchased separately, or whether there were specific condominium rules or assembly decisions he needed to be aware of.<\/p>\n\n\n\n

Giulia, on the other hand, had not explained with sufficient transparency what she was selling, what she was not selling, and what the situation had already been decided at the condominium level.<\/p>\n<\/section>\n\n\n\n

My role<\/p>\n\n\n\n

Reading the dynamics before the conflict<\/h2>\n\n\n\n

My role was to read the dynamics<\/strong> before it was reduced to a simple conflict between people.

I reconstructed the dynamics between owners, residents, mechanical activity and customers, distinguishing the visible symptom from the communicative cause.<\/strong> I did not work on the surface of the problem, but on the mechanism that produced it: Implicit communication, unmet expectations, untaken responsibilities and lack of shared criteria<\/strong>.

I have moved the situation from a logic of recrimination to a logic of responsibility. <\/strong>This step is essential: guilt invigorates, creates defensiveness, and blocks discussion; responsibility, when acknowledged, allows for order to be restored.

I helped the parties recognize what had been taken for granted, what had not been asked for, and what had not been communicated clearly enough.<\/strong> In the case of the sale, Giulia acknowledged a lack of clarity and transparency on her part; Marco acknowledged that he hadn't been adequately informed about the parking space assignment and the rules already established at the condominium level.

I transformed the problem into operational criteria.<\/strong> The situation couldn't be managed with tolerance or improvisation alone. Directions, warnings, roles, and procedures were needed.

I have identified the real recipients of the communication.<\/strong> The system had to speak to three different targets: owners and residents, business managers, and business customers.<\/p>\n<\/section>\n\n\n\n
